Standard Pre-Purchase Panel
The standard Massachusetts pre-purchase well water panel covers the contaminants most commonly required by lenders, real-estate contracts, and buyer due diligence:
Microbiological
- Total coliform bacteria

Western Mass Well Water Patterns
Twenty-two years of testing in the Pioneer Valley produces a recurring set of findings:
- Iron and manganese — almost universal. Levels above the Secondary MCL (0.3 mg/L iron, 0.05 mg/L manganese) cause staining and taste issues but are aesthetic, not health-driven; a basic media filter handles them.
- Coliform bacteria — common, often related to well-cap or wellhead seal issues. Almost always solvable with chlorination + UV disinfection.
- Arsenic — present at low levels across the region, sometimes elevated in specific geological pockets. Treatment via reverse osmosis or arsenic-specific media.
- Sodium and chloride — elevated in homes near major roads where salt infiltration is occurring.
- Hardness — common; aesthetic only.
- Radon-in-water — under-tested. Becomes important when high levels combine with high indoor radon.
