Unlike municipal water, private wells aren’t regulated or tested by anyone unless the homeowner pays for it. Pre-purchase testing is one of the most important checks a buyer can run.

Western Mass Well Water Patterns

Twenty-two years of testing in the Pioneer Valley produces a recurring set of findings:

  • Iron and manganese — almost universal. Levels above the Secondary MCL (0.3 mg/L iron, 0.05 mg/L manganese) cause staining and taste issues but are aesthetic, not health-driven; a basic media filter handles them.

  • Hardness — common; aesthetic only.
  • Radon-in-water — under-tested. Becomes important when high levels combine with high indoor radon.
