How to Interpret A Home Inspection Report

A first-time buyer's natural reaction to a home inspection report is sometimes alarm — there's a lot of detail, and the photographs make every imperfection look consequential. A few things to keep in mind:

  • Findings are graded by priority — safety items (missing GFCI, knob-and-tube wiring, asbestos disclosure) at the top, cosmetic items at the bottom.
  • Every property has findings. A 60-page report on a well-maintained home is a thorough report — the page count reflects inspection depth, not property condition.
  • "Further evaluation recommended" is a signal to bring in a specialist (electrician, structural engineer, HVAC contractor) — not a defect by itself.
  • After closing, the report becomes a maintenance map — boiler age, roof replacement timeline, shut-off locations. Keep it.
