Pre-Listing Home Inspection in Massachusetts See What the Buyer's Inspector Will Find — Before They Do
What Buyers Will Find Is Better Known by You First
In a competitive Pioneer Valley market, deals still fall apart during inspection contingency — and they fall apart on surprises. A pre-listing inspection gives you the same findings a buyer's inspector will deliver, weeks before you list. That window is the difference between fixing things on your own terms and negotiating under pressure.
Ken Arnold has conducted pre-listing inspections across the Pioneer Valley since 2004. As an independent inspector (MA License #587), he works for you — not the buyer, not the transaction. His pre-listing reports follow ASHI Standards of Practice and are delivered promptly, with findings framed around a seller's decision: what to fix, what to disclose, and what's cosmetic noise the buyer's inspector will note but buyers won't walk over. Many sellers add radon testing or a termite and WDI inspection to get ahead of the most common buyer requests before they become leverage.

Before the Sign Goes Up You Control the Findings
A pre-listing inspection with Ken Arnold is built around one goal: getting you to listing day with no surprises waiting in the wings. Here's how it works.
01
Schedule 3–6 Weeks Before Listing
The ideal window is three to six weeks before you go live — enough time to address findings and complete any specialty work (radon mitigation, electrical, roofing) before buyers see the home. Ken handles every appointment personally and can typically schedule within a week.
02
Full Scope Inspection of the Property
Ken inspects every accessible system and component: roof, structure, electrical, plumbing, HVAC, exterior, attic, basement, and interior. You're welcome to walk through the property with him — sellers who attend often leave with a clearer picture of what to prioritize.
03
Pre-Delivery Findings Briefing
Before Ken leaves the property, he'll walk you through the key findings — distinguishing safety items from deferred maintenance from cosmetic issues. You'll understand what's likely to appear on a buyer's report and what a buyer's inspector is likely to flag as high-priority.
04
Detailed Digital Report
Your photo-documented report — organized by system, typically 40–80 pages — is delivered promptly so you and your agent can review it and make repair decisions before the home goes on the market. No scrambling during contingency.

A Report That Works For the Seller's Strategy
A pre-listing inspection is only useful if the inspector tells you the truth about the property — not what you want to hear, and not a whitewash you'd be embarrassed to show a buyer. Ken Arnold has no relationship with buyers, buyer's agents, or repair contractors. His only obligation is an accurate assessment of the property's condition, framed around your decision as a seller.
