NPMA-33 form delivered promptly

A WDI (Wood-Destroying Insect) inspection — sometimes called a termite inspection — is required for most VA loans, many FHA loans, and a majority of investor and rural-loan products in Massachusetts. The output is a standardized NPMA-33 form that lenders, agents, and underwriters all recognize.

In the Pioneer Valley, carpenter ants are by far the most common WDI finding, with carpenter bees a distant second and subterranean termites a third — though all three are established in our region and showing up more frequently as conditions warm.

What’s Inspected

The inspection covers all accessible structural wood and wood-adjacent areas for evidence of:

  • Subterranean termites — mud tubes on foundations, basement walls, sills; live insects; damaged wood with characteristic gallery patterns
  • Carpenter ants — frass piles, foraging activity, galleries in damp or moisture-damaged wood (sills, rim joists, window frames, deck ledgers)
  • Carpenter bees — bore holes in soft exterior wood (deck rails, trim, siding)
  • Powderpost beetles — exit holes, frass, active emergence in older softwood and hardwood structural members
  • Conducive conditions — wood-to-soil contact, moisture sources, missing flashing, improper grading, debris in crawlspaces

Pioneer Valley Patterns

  • Older properties with fieldstone foundations or sills in contact with grade are the highest-risk for both termites and carpenter ants
  • Decks and exterior trim in shaded, north-facing locations show consistent carpenter-bee activity
  • Powderpost beetle activity is most common in older homes with original heart-pine or hardwood structural members
  • Subterranean termite pressure has been increasing across Hampden County in the last decade — Holyoke, Chicopee, and Westfield see the most consistent findings

WDI stands for Wood-Destroying Insect. The NPMA-33 form covers all wood-destroying insects relevant in our region: subterranean termites, carpenter ants, carpenter bees, and powderpost beetles. In the Pioneer Valley, carpenter ants are far more common findings than termites — but both are reported on the same form.
Most VA loans require it. FHA loans require it in many states (and most lenders ask for it in Massachusetts as a matter of policy). Conventional loans don't typically require it but it's a common buyer-requested contingency. Confirm with your loan officer.
Active activity gets disclosed on the NPMA-33 form. The remedy depends on the species and extent: localized carpenter ant treatment is usually under $500; full subterranean termite treatment in our region runs $1,200–$2,500 with annual monitoring. Buyer and seller typically negotiate treatment as part of the inspection contingency.
The form distinguishes 'evidence of past infestation' from 'evidence of active infestation.' Old galleries, frass, or exit holes without current insect activity are documented but generally don't trigger treatment requirements. Structural damage from old activity is a separate matter — that gets noted in the home inspection report and may need a structural assessment.
