What Deerfield Buyers and Owners Need to Know

Old Deerfield's stone basements stay damp by design — vapor drives through mortar joints year-round, and finished basements added in the 1980s often trap that moisture behind paneling. South Deerfield's tighter mid-century ranches show mold differently: bathroom exhaust dumped into attics, ice-dam staining at eaves, and crawlspaces with failed vapor barriers.

Ken Arnold has been performing mold inspection services across the Pioneer Valley since 2004 — including hundreds of Deerfield-area properties. Every inspection is performed personally by Ken (MA License #587), follows ASHI standards, and is delivered as a comprehensive photo-documented digital report.

Service Overview

Frequently Asked Questions

Do I need a mold inspection?

Mold inspection isn't part of a standard home inspection. It's worth adding when (a) you can see visible suspect growth, (b) you're buying a property with a moisture history (basement flooding, roof leaks, unconditioned crawlspace), (c) you have known sensitivities, or (d) the property is a basement-level condo, mill conversion, or crawlspace property where moisture is endemic.

What's the difference between visual evaluation and air sampling?

Visual evaluation identifies obvious growth, documents the extent, and — most importantly — finds the moisture source that's enabling it. That moisture source is what actually needs to be fixed. Air sampling sends spore counts to a certified lab for comparison against outdoor baseline; it tells you whether airborne concentrations are elevated. Air sampling without addressing the moisture source is generally a waste of money.

Can you remediate mold?

No — Ken doesn't perform remediation, and that's a deliberate boundary. An independent inspection without a financial interest in the remediation is exactly what you want. We refer to qualified IICRC-certified remediators when needed; we don't take referral fees.

What's typical in the Pioneer Valley?

Basement and crawlspace surface mold is extremely common in older Western Mass homes — fieldstone foundations, low-grade waterproofing, and seasonal humidity create perfect conditions. The good news is most of it is cosmetic surface growth that responds to humidity control (dehumidification, drainage, conditioned crawlspace) rather than full demolition-grade remediation.
